NYC PARKING GARAGE INSPECTIONS & QPSI SERVICES 

​Rosenwasser / Grossman Consulting Engineers provides parking structure inspection, evaluation, filing and repair design services throughout New York City. Our Qualified Parking Structure Inspectors (QPSIs) assist building owners and property managers with NYC Department of Buildings compliance, while identifying and addressing structural conditions affecting the safety and durability of parking structures.

NYC PARKING STRUCTURE INSPECTION REQUIREMENTS

​​New York City requires covered parking structures subject to the Periodic Inspection of Parking Structures (PIPS) program to undergo periodic condition assessments performed by a New York State licensed Professional Engineer designated by the NYC Department of Buildings as a Qualified Parking Structure Inspector (QPSI).

The QPSI evaluates the condition of the parking structure, identifies structural deficiencies and deterioration, establishes the required classification, and submits the condition assessment report through DOB NOW: Safety.

​No conditions requiring repair or engineering monitoring that affect the structure's classification.

​Safe with Repairs and/or Engineering Monitoring. The structure is safe, but identified conditions require repair and/or continued engineering monitoring.

However, former Mayor Michael Bloomberg implemented an affordable housing initiative focused on community interaction, and prime real estate, starting with a competition to develop city-donated land at Hunter’s Point Parcel C in Long Island City---a bid ODA won. The biggest affordable housing project New York City has completed in the past 40 years, the 1.4 million square feet of residential and retail space is slated to provide 1,400 apartments as well as a school for local kids."
